SAP / Energy Ratings

Our team of qualified assessors use accredited NHER software to conduct SAP/Energy Reports. Only qualified companies using accredited software can carry out SAP/Energy Ratings.

EcoHomes 2005 assessments require SAP 2002 compliance, EcoHomes 2006 require SAP 2005 compliance.

Code For Sustainable Homes require SAP 2005 compliance up until Version October 2010. The latest Code For Sustainable Homes Version November 2010 requires SAP 2009 compliance.

What is a SAP rating?

The Standard Assessment Procedure (SAP) is the Government's recommended system for the home energy rating. The SAP energy cost rating is based on energy costs for space and water heating only.

All new builds and some conversions must have SAP/Energy Reports. The current building regulations require a two-part rating for new build.

  1. “Design” Energy Rating for you to submit to Building Control at the planning Stage.
  2. Revisited at the end of the development to provide building control with an “As Built” Energy Rating and On Construction Energy Performance Certificate. For this we will need to see the Air Pressure Test Certificate.

In order to carry out the assessment we need the following:

  • 1:50 Working drawings (Floor plans, elevations & sections)
  • Specification of the envelope of the building (roof, walls & floor), including finishes. The product name type and thickness of insulation for the roof, walls and floors. Site plan showing orientation.
  • Heating - Boiler type, make & model; space heating system specification, including type of fuel; hot water system specification, including controls & cylinder size; any secondary heating system
  • Ventilation - Extract fans, heat recovery systems and passive ventilation
  • Window & door schedule including glazing type and gap
